Hutt hit hardest by property slump

Hutt property prices slump below national average. There has been an eight percent slide in house values throughout the Hutt region for the year to September. QV statistics show this drop in value was higher than for the overall region which was 5.8 percent. The average value of properties has dropped in the last 18 months from $347,000 in May 2007 to September?s average of $310,000. After the Reserve Bank?s decision to cut the official cash rate, homeowners and real estate companies alike will be hoping for a quick recovery in the property market. The decrease in house prices has also encouraged a decline in the time taken for owners to sell their properties. September saw an average period of 52 days to sell a house, a three day drop from 55 in August. However, this is still a large increase from the same time last year, when the average time taken to sell was a relatively quick 32 days. Relatively high rental prices in Petone and Alicetown offered positive news for landlords, although not for tenants. While two bedroom houses in the suburbs of both Wellington and Hutt hovered around $300 per week, Petone and Alicetown tenants would expect to pay around $360 for equivalent accommodation
